Owner is soliciting proposals from experienced construction management firms to function as construction manager-at risk as constructor ("CMC") on various construction projects with construction costs estimated range of $5 million to $20 million dollars. Owner will serve as the owner/developer. The Owner desires to establish and execute master agreements with a pool (ideally 3-4) of qualified CMC's that will compete for construction projects as part of a Task Order RFP process. The CMC will be involved prior to the construction phase to participate with the owner and its consulting firms in the pre-construction process,. Each Task Order RFP will be awarded competitively and require the awarded CMC to negotiate with Owner a guaranteed maximum price for the project. The master agreements shall be for a period of three (3) years with an option to renew for two (2) additional one-year periods at the sole discretion of Owner. The period of project performance will be determined by the final construction schedule as approved by the Owner.
