Specialty and Duty Free Retail at Ted Stevens Anchorage International Airport
REQUEST FOR PROPOSALS: The State of Alaska, Department of Transportation and Public Facilities, requests proposals for the exclusive right to operate a Duty Free and a non-exclusive right to operate a Specialty Retail concessions at the Ted Stevens Anchorage International Airport. TERMINAL SPACE: The premises will become available as terminal construction is completed and spaces in the existing concession agreement in the South Terminal will be relinquished on February 6, 2010. The existing concession in the North Terminal will be relinquished on October 1, 2009. Duty Free & Specialty Retail spaces consist of 1 location in the North Terminal totaling a minimum of 2,000 SF and 4 locations in the South Terminal totaling 5,139 SF. Support space is available at the terminal rent rate. TERM: October 1, 2009September 30, 2014. This concession will provide the exclusive right to sell Duty Free in the North Terminal and non-exclusive right to sell Specialty Retail products as defined in the RFP and Sample Concession Agreement in the South Terminal. The Concessionaire shall pay the State the greater of a minimum annual guarantee or percentage of gross sales; 10% for Duty-Free, 13% for Alaska-Made Products, 13% for Books, Magazines, and Clothing, 15% for Gift, Jewelry, Souvenirs, Electronics, and 10% for Subcontracted Kiosks. MINIMUM QUALIFICATIONS include operation of duty free and specialty retail concessions at an airport in at least 4 of the past 6 years and knowledge and experience to coordinate the design and build-out of food and beverage space, operate the quality of program the State desires, and demonstrate the proposers experience can be applied successfully to the Airport.
A mandatory pre-bid conference will be held at 1 p.m., March 9, 2009 in the Leasing office.
