Request for Proposal for Property Management Company

The Owner is soliciting proposals from qualified property management companies to perform site and building property management. An important goal for the
owner is to develop an environmentally responsible, residential mixed-use community. The development of this new neighborhood is projected to commence its first building construction in 2012. The owner's objective is to create a partnership with a property management company who has experience in managing similar developments as proposed for this new community. We are
seeking management companies with extensive experience in medium density (3-4 stories over podium) and townhome condominium management as well as low-rise multi-family apartment building management. The initial scope of work will include approximately 1,400 homes in the new hilltop and hillside neighborhoods.
The property management company will be responsible for the following:
Community governance
Long-term association financial modeling
Amenity planning - review and probable use
Pre-management and community readiness planning
Social program planning and evaluation
Community operations planning and evaluation
