EXPRESSION OF INTEREST SOUGHT
This advertisement is not a solicitation for offers. THERE IS NO SOLICITATION AT THIS TIME. This is a request for information only and does not constitute a request for proposals. Submission of any information in response to this advertisement is entirely voluntary. The Government assumes no financial responsibility for any costs incurred in association with this request.
The Department of Veterans Affairs, VAMC Lexington, KY desires to lease sufficient rentable square footage (RSF) of space to yield approximately 10,000 net usable square feet (NUSF) for use as a Consolidated Coding office. The Department of Veterans Affairs will only consider existing space of sound and substantial construction with the ability to meet all current Federal, state, and local government building codes and regulations including, but not limited to, fire and life safety, accessibility, sustainability, zoning, OSHA, and seismic protection standards per the terms of the Lease. On-site parking for sixty (60) vehicles is required. A fully serviced lease is required. A lease term up to ten (10) years will be considered. Offered space shall not be in the 100 year flood plain.
ONLY SPACE WITHIN THE FOLLOWING BOUNDRIES WILL BE CONSIDERED:
Must be located within the city limits of: Ashland, Kentucky; Ceredo, West Virginia; or Huntington, West Virginia.
ADDITIONAL REQUIREMENTS
Space must be contiguous
Space must be on one (1) or no more than two (2) contiguous floors
Space must be capable of meeting the requirements of VA Physical Security Design Manual (January 2015) for VA Life-Safety Protected Facilities
Daytime janitorial service
Expressions of Interest must be submitted to and received by the Contracting Officer in writing or by electronic mail no later than 3:00 PM Central Time, Monday, March 6, 2017 and MUST contain the following information in order to be deemed compliant and eligible for further consideration:
Building name (if applicable), address, and location of space within the building;
Amount of offered space in Rentable Square Feet and Net Usable Square Feet;
Amount and availability of on-site parking;
Building ownership information, to include owner s name and address;
An affirmative statement that the building meets all requirements as specified herein;
Agents, brokers or legal representatives must provide a written, notarized statement from the owner identifying the owner s representative and granting it authority to provide information on the property; and
Name, address, telephone number, and email address of authorized representative.

The Government is limited by law to pay no more than the appraised fair rental value for space.
NOTICE TO BROKERS: The VA is only gathering market information at this point in time and will only consider proposals from owners, landlords, lessors, or their legal representatives later in the process if actual proposals are sought. THE VA WILL NOT PAY COMMISSIONS.
