COMBINED SYNOPSIS/SOLICITATION NOTICE DESCRIPTION DETAILS.
The Department of Veterans Affairs desires to lease sufficient rentable square footage to yield 22,898 contiguous net usable square feet of Medical Office and related space in Homestead, Florida for use as a Community-based Outpatient Clinic (CBOC).
New and Existing buildings will be considered. However, if not a New Building, the Space offered shall be in a Building that has undergone, or will complete by occupancy, modernization or adaptive reuse for the Space with modern conveniences. The space must be located outside the 100-Year Floodplain and must have a minimum of 200 parking spaces for exclusive use of the VA
The space must be ready for occupancy no later than October 1, 2021. A lease up to 15 Years will be considered
Space within or fronting on the following boundaries will be considered:
North: 232 Street (Silver Palm Drive)
East: Tallahassee Road
West: SW 217 AVE
South: 384 Street
To be included interested offerors responding to this RLP shall address ALL the following when responding to this advertisement:
Cover Page contain the following information:
Proposed property address with map showing property within the delineated area.
Name, phone number and e-mail address of property owner. Note, if responding and you are not the property owner, i.e., broker, provide written statement from property owner (owner letterhead) authorizing you to represent the owner.
Documentation evidencing that proposed property is outside the 100-year flood plain.
Documentation supporting offerors ability to meet all the Government s requirements identified in this advertisement.

Offer must contain sufficient and clear documentation evidencing certified Service-Disabled Veteran Owned Small Business status and must clearly show percentage of ownership and percentage of subcontracted work as well as the percentage of such work that will be done by SDVOSB or VOSB subcontractors. Any partnerships, joint ventures or other type of associations; must clearly state and provide all documentation related to the percentage of participation of the SDVOSB on all activities related to the lease during pre and post occupancy phases as well as percentage of ownership of the SDVOSB firm in the partnership.
Offer must fully comply with ALL requirements and supporting documentation mandatory as per the Terms and Conditions of RLP # 36C248-20-R-0002 and all exhibits attached to it. All documents must be final, must be signed and must be acknowledged by placing the offeror's initials on each page.
A market survey of offered properties will be conducted by VA staff. Interested offerors (owners, brokers, or their legal representatives) should submit site-specific information concerning their properties to Javier Correa-Ochoa by e-mail only no later than 3:00 PM on December 2, 2019 at the following:
