U.S. Government
United States Department of Agriculture (USDA) seeks to lease the following space:
City, State: Crowley, Louisiana
County: Acadia Parish
Maximum Useable Sq. Ft. (ABOA): 6,400 ABOA
Rentable Square Feet (RSF): Not to Exceed 7,600 RSF
Space Type: Office and Related Space to include 800 sq ft warehouse
Parking Spaces (Total Surface): Sixty (60) spaces under rent with a 12,500 sq ft fenced, lighted, hard parking surface.
Full Term: 10-Years (120-Months)
Termination Rights 120-days' in whole or in part
Delineated Area:To be considered, the office location must be within the boundaries as provided below:

NORTH
Start at the intersections of LA-3007 and Ebenezer Rd. and head north on Ebenezer Rd
Take a left onto the Crowley Rayne Hwy
Turn right onto Caffey Rd.
Turn left onto I-10
Take exit 82 and merc onto LA-1111 North/Tower Rd.
Turn left onto LA-98 W


WEST
Start at the intersection of LA-1111 and LA-98 W and head West on LA-98
Turn left onto LA-13 S
Turn right onto Stakes Rd.
Turn left onto LA-3070 S


SOUTH
At the intersection of Stakes Rd and LA-3070 S head south on LA-3070 S.
Turn left onto I-10.
Turn right onto LA-13/N. Parkerson Ave.
Turn right onto W 15th St.
W 15th turns left and becomes Buatt Ave.
Turn right onto W. Northern Ave
Turn right onto Conrad Rd.
Turn left onto Palms Rd.
Turn right onto Capital Ave
Continue onto American Legion Dr.
Turn right onto US-90 W
Turn left onto Sidney Richard Rd.
Turn left onto Airport Rd.


EAST
At the intersection of Sidney Richard Rd. and Airport Rd. head east on Airport Rd.
Airport Rd turns right and becomes Atkinson Rd.
Turn left onto LA-3007.
Turn left onto Ebenezer Rd.


Additional Requirements:
• Proposed building, including parking area(s) shall not be in a 100-year flood plain.
• Proposed building, including parking area(s) shall not be located within 30-feet from a FEMA designated 100-year flood plain.
• Space shall be continuous on one floor; space above the first floor shall have two (2) elevators. First floor preferred, space must be contiguous.
• The space must meet all state and local building regulations and Architectural Barriers Act Accessibility Standards (ABASS).
• Pull through parking for cattle trailers and other large vehicles required.
• Leased construction may be considered.

Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required.


When responding with your Expression of Interest, please respond with:
• Building Name and Address and location of available space within the building;
• Rentable square feet available and expected rental rate per rentable square foot, fully serviced.
• Date of space availability
• Amount of parking available on-site.
• Energy efficiency and renewable energy features existing within the building.
• List of building services provided.
• Owner's name and address and written statement from the owner that the offeror has legal authority to provide information on the property.


Expressions of Interest Due:3:30 P.M. (CST) MARCH 23, 2018
Occupancy: Upon Acceptance of Space no later than JANUARY 01, 2019
