The General Services Administration (GSA) seeks to lease the following space:

Additional Requirements:    •    Space will be occupied by a Social Security field office that has 35 employees and a high volume of daily visitors. Offered locations must be able to accommodate 1) handicap parking within one city block and 2) employee and visitor parking, on street or in parking lots, within 1,320 walkable feet of entrance to offered building. The building must accommodate visitor queue prior to office opening at 9:00am.
•    Offered space must be contiguous on a single floor; if offered space is above the ground floor, a minimum of two (2) elevators must be available
•    Space must allow efficient use, including: configuration, space length not more than twice the space width; and size, number and placement of columns must be at least 20ft apart, at least 20ft from perimeter walls, and be no more than 2ft square.
•    Space to be located within two (2) city blocks from a primary or secondary street.
•    Access to public transportation within a walkable ½ mile from the building entrance.
•    The Space shall be located in a modern quality Building of sound and substantial construction with the surrounding development well maintained and in consonance with a professional image.
•    Offered space shall not be located within 1000 feet of bars, liquor stores, any form of marijuana-related industry, gambling, drug treatment facilities, or detention facilities.
•    Normal hours of operation are from 7:00a to 6:00p and Saturday from 7:00a to noon. Janitorial services to be provided weekdays between 7:00am and 5:30pm. Government requires 24/7 access
•    Offeror to provide TI Allowance per Request for Lease Proposal.
•    Offeror to provide evidence that it controls the parking that is being offered. Parking spaces shall meet the local code requirements.

Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall be outside the 100 year flood plain.


Please submit written documentation from the building owner evidencing your authority to represent the building ownership in response to Solicitation 7CA3080. If the building ownership is a corporate entity (i.e., corporation, partnership or LLC), authorization of the signatory to bind the ownership should also be submitted. The authorization should also specify the extent of your authority, i.e., whether you are authorized to permit a tour of the building, is authorized to sign all documents submitted to the government, including the lease documents, and whether you are authorized to negotiate an offer with the government.


GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized broker representative.
