General Services Administration (GSA) seeks to lease the following space:

Full Term:    20 years
Firm Term:    10 years
Option Term:    None

Space shall be located not more than the equivalent of two city blocks from a primary or secondary street. A primary or secondary street must have scheduled public transportation in both directions, if a two-way street.

If on high-traffic or multi-lane street, traffic signals located within two blocks for safe access.

No history of prior heavy industrial use, including but not limited to large dry cleaning operations, rail yards, gas stations, or industrial facilities.

Not immediately adjacent to railroad tracks.

Visible or easily located from an arterial street.

Adequate parking at market rates within two blocks.

Standard Class "A" office space consistent with local market.

Complies with all applicable building codes.

Complies with accessibility standards as defined in the ADA, ABAAS and UFAS.

Ground floor preferred. If above ground floor, minimum two accessible elevators to access space, one of which may be a freight elevator. Not below ground floor.

Adaptable to efficient layout as determined by SSA.
Considerations will include:

o    Contiguous space, all on one floor, not separated by common hallways or other areas.
o    No interior ramps.
o    Not more than twice as long as it is wide.
o    Regular shape, free of obstructions that hinder development of efficient space design. Columns at least 20' from walls and other columns.


No history of water/moisture intrusion or mold growth.

NEC-compliant electrical distribution system sufficient to support all electric, data and telecommunications systems requirements and specs.

ASHRAE-compliant commercial grade HVAC system.

Properly ventilated, code-compliant commercial grade plumbing system to support all break room and restroom requirements and specifications.

Potable water supply system (including piping, solder and fixtures) meet EPA "lead-free" standard, manufactured in accordance with ANSI/NSF International Standard 61.

Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 or 500 year flood plains.

Expression of Interest -
Please Provide:    1.    Building/site name and address and location of the available space within the building/site;

2.    Rentable square feet available and expected rental rate per rentable square foot, showing the rent broken into Shell rent, Operating expense rent, and Parking rent;

3.    ANSI/BOMA office area-(ABOA) square feet to be offered and expected rental rate per ABOA square foot. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, (if any);

4.    Date of space availability;

5.    Building ownership information;

6.    Energy efficiency and renewable energy features existing within the building;

7.    List of building services provided;

8.    One-eighth inch scale drawing of proposed space offered or marketing brochure illustrating the floor plans and proposed space, or proposed site layout;

9.    Name, address, telephone number, and email address of authorized contact;

10.    In cases where an agent is representing multiple ownership entities, written acknowledgement;

11.    Expressions of Interest must include the Project # listed above and be emailed or mailed to the Primary point of Contact;

12.    If AutoCAD drawings of the proposed space are available, please provide (optional)

13.    Interested respondents should include Building Owners, or if a Broker, please include the Exclusivity Agreement/Representation Letter or Listing Contract granting the exclusive right to represent the building by the Building Owner, in your Expression of Interest.
