General Services Administration (GSA) seeks to lease the following space:

Minimum Sq. Ft. (useable):    11,229 (7,500 Space #1 + 3,729 Space #2)
Maximum Sq. Ft. (useable):    11,790 (7,875 Space #1 + 3,915 Space #2)
Space Type:    Warehouse
Parking Spaces (Total):    3 surface spaces (reserved for Space #1)
Full Term:    15 years
Firm Term:    10 years
Option Term:    Two - 5-year options


•    Government is seeking to lease two separate warehouse spaces. Both spaces require fire sprinkler throughout to code.
•    Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability Standards per the terms of the Lease.
•    A fully serviced lease is required. Regular business hours Mon to Fri are 8 am to 5 pm. With occasional weekend use required.
•    Offered space shall not be in the 100 or 500 year flood plains.
•    Offered spaces do NOT need to be contiguous.
•    Space #1 Requirements:
o    3 secured parking spaces for Government Owned Vehicles.
o    2 unisex accessibility compliant restrooms.
o    Minimum clear height 16' feet and 0" inches.
o    240V charging unit for Government Owned forklift(s).
o    24' feet by 24' feet column spacing minimum.
o    Security fence with key-code or keyed lock, and motor driven vehicle access gate required.
o    Lessor installed CCTV and intrusion detection system with FPS MegaCenter Monitoring required. Alternatively, daily security monitoring by a security guard of the location and space will be considered.
o    Roll up doors - 14' feet high by 12' feet wide electrical driven with chain override, keyed security switch and serviced quarterly.
o    Sealed concrete floors required. With floor load limit of 2,500 pounds per square foot to accommodate electric forklift.
o    One Personnel Door 8' feet high x 3' feet wide.


•    Space #2 Requirements:
o    2 secured parking spaces for Government Owned Vehicles.
o    Ground level loading dock.
o    55 foot Tractor/Trailer access required.
o    Minimum clear height 16' feet and 0" inches.
o    24' feet by 24' feet column spacing minimum.
o    Security fence with key-code, motor driven vehicle access gate required.
o    Lessor installed CCTV and intrusion detection system with FPS MegaCenter Monitoring required.
o    Roll up doors - 10' feet high by 13' feet wide minimum, electrical driven with chain override, keyed security switch and serviced quarterly.
o    Sealed concrete floors required.
o    One Personnel Door 8' feet high x 3' feet wide.


GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized broker representative.
