General Services Administration (GSA) seeks to lease the following space:


State:    Florida
City:    Jacksonville
Delineated Area:     North: I-295, and the area bounded by Pecan Park Road, and Main Street.
South: I-295
East: I-295
West: I-295
Minimum Sq. Ft. (ABOA):    8,200
Maximum Sq. Ft. (ABOA):    8,200
Space Type:    Warehouse/Light Industrial
Parking Spaces (Total):    10 on-site, fenced secured parking spaces
Parking Spaces (Surface):    10 on-site, fenced secured parking spaces
Parking Spaces (Structured):    0
Parking Spaces (Reserved):    0
Full Term:    15
Firm Term:    10
Option Term:    
Additional Requirements:    Space offered must be contiguous and have potential for an efficient layout.


Space will consist of 4,200 ABOA SF of Warehouse/Light Industrial Space and 4,000 ABOA SF of Office Space.


Buildings that can provide approximately 3,200 RSF of the warehouse space for immediate occupancy upon award are preferred.


The offered building shall meet the following requirements:
- Warehouse space to house large, specialized vehicles up to 45' long
- Warehouse space with drive-in option for vehicles is preferred
- Minimum column spacing of 25' required
- Offered building with sprinkler system is required; non-sprinkler building are not acceptable
- Two separate, stand alone, HVAC units are required with the capability to run 24/7 operation as needed
- Overhead garage doors required, two preferred; if not available, 14' high doors are required to warehouse
- Single story facility is preferred
- Other tenants below or above offered space is not acceptable
- Outdoor, secure, chain link fence with barbed wire to house 10 vehicles is required
- Separate entrance door to warehouse space, preferred
- Heavy floor load required, slab preferred
- 22' roof top antenna to be provided by government and installed by Lessor
- Low crime area required per government
- 50' setback from railways required
- Daytime cleaning required
- Above standard security construction required as part of tenant improvement
- No after-hours access permitted unless approved in advance by government
- Security clearance required by Lessor and Lessor contractors
- Access by police, fire, and medical response teams within 10 minutes is required
- Minimum windows, preferred
- Space is required to meet ADA & ABBAS requirements
- Offered space cannot be located near the following:
1. churches
2. child care
3. shopping centers
4. residential
5. schools
6. flood plains
7. power plants
8. electric transformer plants
9. night clubs
10. bars
11. airport radar dishes
12. aircraft flight paths



Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A non-fully serviced lease is required, lessor shall separately meter electricity. Offered space shall not be in the 100 year flood plain.


Expressions of Interest Due:    September 4, 2018
Market Survey (Estimated):    September 15, 2018
Offers Due:     October 15, 2018
Occupancy (Estimated):    January 15, 2020 (immediate occupancy of 3,200 SF on or about January 1, 2019)


Expressions of interest must include the following information:
1.    Building name and address and location of the available space within the building
2.    Rentable square feet available, and expected rental rate per rentable square foot, fully serviced
3.    ABOA square feet to be offered, and expected rental rate per ABOA square foot, fully service. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any.
4.    Date of space availability
5.    Building ownership information
6.    Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any)
7.    Energy efficiency and renewable energy features existing within the building
8.    List of building services provided
9.    Building, space, and parking accessibility in compliance with ABAAS.
10.    Building, space, and parking compliance with fire and life safety
11.    Building, space, and parking compliance with ISC and Publication 64 security standards.
