General Services Administration (GSA) seeks to lease the following space:


State:    Texas
City:    Houston
Delineated Area:    Northern Boundary: From the intersection of Interstate 45 and State Highway 99, traveling east on State Highway 99, to the intersection of State Highway 99 and Interstate 69. Eastern Boundary: From the intersection of State Highway 99 and Interstate 69, traveling south on Interstate 69, to the intersection of Interstate 69 and State Highway 8 (Sam Houston Tollway). Southern Boundary: From the intersection of Interstate 69 and State Highway 8 (Sam Houston Tollway), traveling west on State Highway 8 (Sam Houston Tollway) to the intersection of State Highway 8 (Sam Houston Tollway) and Interstate 45. Western Boundary: From the intersection of State Highway 8 (Sam Houston Tollway) and Interstate 45, traveling north on Interstate 45 to the intersection of Interstate 45 and State Highway 99.

Additional Requirements:    The Government shall have access to the space 24 hours a day, 7 days a week, and 365 days a year.


On-site fenced parking area for 5 GOVS and four 40' containers.


A minimum ceiling height of 18' is required, as well as loading dock and ramp with 15'W x 16'6" coiling overhead door. Deliveries must be able to back up and be flush with the dock.


Premises will include 2,000 SF of office/admin area.


5,000 SF of the warehouse requires air conditioning.


Site must provide clearance necessary for helicopter landing and take-off.



Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A non-fully serviced lease is required, lessor shall separately meter electricity. Offered space shall not be in the 100 year flood plain.

Market Survey (Estimated):    June 2019
Offers Due:     July 2019
Occupancy (Estimated):    On or before October 1, 2020


Expressions of interest must include the following information:
1.    Building name and address and location of the available space within the building
2.    Rentable square feet available, and expected rental rate per rentable square foot, fully serviced
3.    ABOA square feet to be offered, and expected rental rate per ABOA square foot, fully service. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any.
4.    Date of space availability
5.    Building ownership information
6.    Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any)
7.    Energy efficiency and renewable energy features existing within the building
8.    List of building services provided
9.    Building, space, and parking accessibility in compliance with ABAAS.
10.    Building, space, and parking compliance with fire and life safety.
11.    Building, space, and parking compliance with ISC and Publication 64 security standards.
