A. Statement of Requirements.
The Government is seeking to enter into a lease for space meeting the following requirements:
City, State: Oklahoma City, OK
Delineated Area: Offered buildings must be located within the following boundaries:
NORTH: E. 33rd St.
EAST: I-35
SOUTH: E Wilshire Blvd
WEST: Broadway Ext./ Hwy. 77
Minimum Sq. Ft. (ABOA): 5,584 ABOA SF
Maximum Sq. Ft. (ABOA): 5,584 ABOA SF
Space Type: OFFICE
Parking Spaces (Total): In accordance with local codes
Parking Spaces (Surface):

Full Term: 10 years
Firm Term: 5 years
Option Term: N/A
Additional Requirements: Space offered must be contiguous and have potential for an efficient layout.
Space must be located on the second floor or higher. Space may be located on the top floor, provided no roof access is within the offered space.
Buildings with public parking areas below the offered space will not be considered.
Space shall be located in a professional office setting and not within 1,000' of residential areas, places of worship, schools, hospitals, prisons, abortion clinics, mental health clinics, drug rehabilitation centers and/or day care centers.
Space shall not be located in the same building as day care facilities, abortion clinics, mental health clinics, or drug rehabilitation clinics, immigration, probation, parole, public defenders, and/ or social services.
Subleases will not be considered. Offered space must meet Government requirements for Fire, Safety and Handicapped Accessibility, and Sustainability set forth in the Request for Lease Proposals. Offered space shall not be in the 100 year flood plain.
