IN LAFAYETTE, LA

General Services Administration (GSA) seeks to lease the following space:


State:    Louisiana
City:    Lafayette
Delineated Area:    Offered buildings must be within the following boundaries of Lafayette, Louisiana:


N. Boundary: From the intersection of Ambassador Caffery Pky and IH-10, traveling east on IH-10 to the intersection of IH-10 and Louisiana Ave.
E. Boundary: From the intersection of IH-10 and Louisiana Ave., traveling South on Louisiana Ave, turn left on E. Alexander St, turn right on Teurlings
Dr, continue on E. Pinhook Rd, turn left on Surrey St, turn left on SW Evangeline Thruway, continue on Hwy 90E to the intersection of Hwy 90E and Southpark Rd.
S. Boundary: From the intersection of Hwy 90-E and Southpark Rd, traveling Southwest on Southpark Rd, continue on Youngsville Hwy, turn right on La Neuville Rd, turn left on Verot School Rd, turn right on Vincent Rd, turn right on E. Broussard Rd to the intersection of E. Broussard Rd and Hwy 167.
W. Boundary: From the intersection of E. Broussard Rd and Hwy 167, traveling north on W. Broussard Rd, turn right on Ridge Rd, turn left on Rue du Belier, turn right on Dulles Dr, turn left on Westgate Rd, turn right on Eraste Landry Rd,
turn left on Ambassador Caffery Parkway to the intersection of Ambassador Caffery Parkway
and IH-10.

Additional Requirements:    Offered space must be contiguous and have the potential for an efficient layout.


Space shall be located in a professional office setting and not within 1000 feet of residential areas, schools, parks or churches.


Space should not be located near establishments where alcoholic beverages are sold or served, or where there are tenants related to drug treatment or detention facilities. Space should not be located near childcare, daycare or similar businesses.


Space will not be considered where apartment space or other living quarters are located within the building.


A small portion of this space will be dedicated to short-term holding of detainees, no overnight detention will occur at the building.


Building location must provide all city utilities.


Offered space must be in a building that has earned the Energy Star label in the most recent year or will have obtained it prior to lease award, unless the offered space meets a statutory exception.


The Government requires a fully serviced lease. All services, janitorial supplies, utilities, partitioning and tenant alterations are desired as part of the fully serviced rent.


Offered space must meet Government requirements for Energy Star, Fire Safety, Handicapped Accessibility, Seismic and Sustainability set forth in the Request for Lease Proposals (RLP).


Space shall not be located within a base (100-year) flood plain or wetland unless the Government has determined it to be the only practicable alternative.


Subleases will not be considered.


The Government shall have access to the space 24 hours a day, 7 days a week, 365 days a year.


EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING:
1.    Building name and address and location of the available space within the building;
2.    Rentable square feet available, and expected rental rate per rentable square foot, fully serviced;
3.    ANSI/BOMA office area (ABOA) square feet to be offered, and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any;
4.    Date of space availability;
5.    Building ownership information;
6.    Amount of parking available on-site;
7.    Energy efficiency and renewable energy features existing within the building;
8.    List of building services provided;
