A. Statement of Requirements.
The Government is seeking to enter into a lease for space meeting the following requirements:
City, State: Kansas City, MO
Delineated Area: North - 152 Hwy.
South - I-435 / I-470
East - 291 Hwy. / I-470
West - State Line / 169 Hwy.
Minimum Sq. Ft. (ABOA): 9,500
Maximum Sq. Ft. (ABOA): 9,999
Space Type: OFFICE/WAREHOUSE
Parking Spaces (Total): 2
Parking Spaces (Surface): 2, including 1 space near loading dock for a box truck
Parking Spaces (Structured): 0
Parking Spaces (Reserved): 0
Full Term: 10 years
Firm Term: 5 years
Option Term: 2 five (5) year renewal options
Additional Requirements: Offered space must be contiguous and located on the ground floor. Interior columns must be a minimum 24' center to center.
Building construction must be CMU, poured concrete or similar permanent materials. Metal or wood frame buildings will not be considered.
Warehouse area (9,080 ABOA SF) requires minimum 12' clear ceiling height. Warehouse must be fully sprinklered.
Warehouse requires heating and partial air conditioning.
Building must include a loading dock with an overhead door and accommodate entrance and egress for tractor-trailer units of 102 inches in width with at least 15-18 feet for proper maneuvering.
Subleases will not be considered.
Offered space must meet Government requirements for Fire, Safety and Handicapped Accessibility, and Sustainability set forth in the Request for Lease Proposals.
Offered space shall not be in the 100 flood plain.
