General Services Administration (GSA) seeks to lease the following space:


State: IL

Delineated Area: Chicago's Central Business District, which is boundaried as follows:


North: W Chicago Ave, N LaSalle St, E Division St to the lake
East: Lake Michigan
South: Roosevelt Rd
West: Halsted St

Additional Requirements:
• Ceilings must be a minimum of 9 feet high
• The Government largely requires laboratory space which has unique requirements relating to fire protection, electricity, and HVAC, including several fume hoods which must be vented to the outdoors. Offered buildings/space must be compatible with this space use.
• Offered space shall be located in a prime commercial office district with attractive, prestigious, and professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use.
• The Government requires access to the space 24 hours a day, 7 days a week.
• Space configuration shall be conducive to an efficient layout. Consideration for an efficient layout will include, but not be limited to the following: size and location of interior fire (support) walls, size and number of columns, column placement, bay depths, window size and placement, convector size and placement, electrical and telephone accessibility, and angles, curves or offsets that will result in an inefficient use of space.
• Offered space must be contiguous on one floor.

Offered space must meet government requirements for security, fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. All services, janitorial supplies, utilities and tenant alterations are to be provided as part of the rental consideration. Offered space shall not be in the 100 year flood plain. Subleases are not acceptable.


The U.S. government currently occupies laboratory, office and related space in a building under lease in Chicago that will be expiring. The government is considering alternative space if economically advantageous. In making this determination, the government, will consider, among other things, the availability of alternative space that potentially can satisfy the requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure.


If an offeror is representing more than one owner, each owner must submit written acknowledgement stating they understand the person offering their space is representing other owners for the same requirement.

In no event shall the offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of the General Services Administration (GSA) or their authorized representative.
