The U.S. General Services Administration (GSA) seeks to lease the following space:

Starting at intersection of I-495 and George Washington Memorial Parkway, south on George Washington Memorial Parkway to Collingwood Road, west on Collingwood Road to Parkers Lane to Route 626, west on Route 626 to Route 1/Richmond Highway, north on Route 1/Richmond Highway to Route 633, west on Route 633 to Route 611, south on Route 611 to Hayfield Road, west on Hayfield Road to Route 289, west on Route 289 to Route 638, north on Route 638 to Route 620/Braddock Road, east on Route 620/Braddock Road to I-495, north and west on I-495 to the George Washington Memorial Parkway, east and south on the George Washington Memorial Parkway.

Building(s) offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to meet all current applicable Federal, state, and local government building codes and regulations including, but not limited to, fire and life safety, accessibility, sustainability, OSHA, and seismic protection standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain.


The U.S. Government currently occupies office and related space in a building under lease in Arlington, VA that will be expiring. The Government is considering alternative space if economically advantageous. Otherwise, the Government intends to pursue a sole source action. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and the amount of unexpired term left on its current lease. The Government's decision will be based, in part, on information received in response to this advertisement.


Owners, brokers or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered.

Expressions of Interest must be submitted in writing and must include the following information in order to be deemed compliant and be eligible for further consideration:


•    Building name and address;
•    Location of space in the building and date of availability;
•    Rentable Square Feet (RSF) offered and rate per RSF, including Shell Rent, Operating Expenses, Real Estate Taxes, and Security Components;
•    ANSI/BOMA office area (ABOA) square feet and rental rate per ABOA, full service inclusive of rental concessions and a Tenant Improvement allowance of $46.74/ABOA SF and Building Security Amortized Capital of $25.00/ABOA SF, meeting GSA's standard building shell requirements;
•    Scaled floor plans (as-built) identifying offered space;
•    Evidence of ability to meet the desired occupancy date of July 2020;
•    Site plan showing parking area(s) and loading area(s);
•    Name, address, telephone number, and email address of authorized contact.
