General Services Administration (GSA) seeks to lease the following space in Albuquerque, NM – RLP No. 6NM0102

NORTH:  From the intersection of Golf Course Road NW and Ellison Drive NW, traveling east on Ellison Drive, right on Alameda Blvd NW, Left on 4th Street NW, continuing on NM 556 to the intersection of NM 556 and Interstate 25.

EAST:  From the intersection of NM 556 and Interstate 25, traveling south on Interstate 25 to the intersection of Interstate 25 and Interstate 40.

SOUTH:  From the intersection of Interstate 25 and Interstate 40, traveling west on Interstate 40 to the intersection of Interstate 40 and Coors Blvd NW.

WEST:  From the intersection of Interstate 40 and Coors Blvd NW, traveling north on Coors Blvd NW, left on Irving Blvd NW, right on Golf Course Road NW to the intersection of Golf Course Road NW and Ellison Drive NW.

Additional Requirements:



The total 19,548 ABOA sf is composed of two (2) spaces:  4,800 ABOA sf and 14,748 ABOA sf.  There should be a demising wall between the two suites.

 

Space must have the potential for an efficient layout.

 

1st Floor space is required and the agency cannot move during the active fire season of April – September.

 





 

Action: Choose whether or not a fully serviced lease is required.  Also choose 100 year floodplain unless requirement is identified by agency as a critical action.

Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.  A fully serviced lease is required.  Offered space shall not be in the 100 or 500 year flood plain.

 

Expressions of interest must include the following information:

1.        Building name and address and location of the available space within the building.

2.        Rentable square feet available and ABOA square feet to be offered.

3.        Building common area factor (CAF).

4.        Expected rental rate per rentable square foot, fully serviced.

5.        Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any.

6.        Date of space availability.

7.        Building ownership information.

8.        Proof of Authorization to represent Building Owner.

9.  Amount of parking available on-site and its cost.  Include whether expected rental rate includes the cost of the required Government reserved parking.

10.    Energy efficiency and renewable energy features existing within the building.

11.     List of building services provided.

 

Action: for fbo postings, insert the following language only for potential sole source succeeding lease actions.  Delete for procurement summary page.

do not use for full and open procurements.

note that any figures used for a cost benefit analysis (CBA) must be supportable.

Consideration of “non-productive agency downtime” in a CBA should be rare.

The U.S. Government currently occupies office and related space in a building under a lease in [City, State], that will be expiring.  The Government is considering alternative space if economically advantageous.  In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.

 

Action: For FBO postings, delete “offers due;” for procurement summary, keep “offers due” and delete “(estimated)” from dates.
