 General Services Administration (GSA) seeks to lease the following space:


State: Idaho
City: Marsing
Delineated Area: City Limits of Marsing, ID
Minimum Sq. Ft. (ABOA): 5,300 Office plus 2,200 Warehouse plus 41,800 SF Secured Ware-yard
Maximum Sq. Ft. (ABOA): 5,308 Office plus 2,240 Warehouse plus 41,800 SF Secured Ware-yard
Space Type: Office, Warehouse, Ware-yard
Parking Spaces (Total): 27, of which all shall be located in a secured wareyard.
Parking Spaces (Surface): (27) reserved spaces will need to be within a secured (fenced) area on the premises.


The Secured Wareyard shall be no larger than 41,800 SF.
Parking Spaces (Structured): 0
Parking Spaces (Reserved): 27 per above requirements
Full Term: 20 Years
Firm Term: 20 Years


Additional Requirements:


The Government will only award a Lease pursuant to this requirement if the offered rental rate does not exceed the specified rent cap.


Rent and Square Footage Cap Requirement:


Total Annual Rent shall not exceed $26.85 per rentable square foot. ($217,672.95 annually with no steps or increases other than those associated with tax and operating cost adjustments).


The total square footage (Office and Warehouse) is capped at 7,548 usable square feet (ANSI/BOMA Square Footage Standards apply to Office Space Use per Lease Section 2.01) with 41,800 square feet of wareyard.


The Rate shall include a Full Service Operating Expense and full amortized Tenant Improvement (TI) Allowance.



Wareyard Requirements:


DRAINAGE, SWALES, DETENTION PONDS
The Lessor shall provide all square feet required for site drainage swales or detention ponds. This square footage shall be over and above the BLM minimum requirement.


WAREYARD ACCESS
Access to the wareyard area will be achieved by two means of convenient ingress and egress capable of providing sufficient turning radius to accommodate standard semi-truck with a trailer.


WAREYARD PAVING
Wareyard paving shall be designed in accordance with all geotechnical recommendations based on existing soil conditions and anticipated trip counts and vehicle loads. BLM shall provide Offeror with trip and vehicle load tables after RLP/Lease distributed.


Tenant Improvement (TI) Allowance


A TI Allowance of $26.2267 per USF (Total $197,959.71) for the Office and Warehouse amortized and included in the rental rate shall be provided. The amortization rate shall be negotiated.


Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 or 500 year flood plain.
