U.S. GOVERNMENT

The U.S. Government currently occupies office and related space in a building under lease in St. Johnsbury, VT, that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.

General Services Administration (GSA) seeks to lease the following space:

Space Type:     Office
Parking Spaces (Total):     0
Parking Spaces (Reserved and Secured):     0
Full Term:     15 years
Firm Term:     10 years
Additional Requirements:     •    Space must be contiguous on one floor, above ground level
•    Space must be serviced by at least 2 elevators (one of which may be freight)
•    Must be accessible by public transit (if available) • Support columns o Must be greater than 20' apart from each other and from walls
o Each must have a footprint of 2 sq. ft. or less

Offered space must meet Government requirements for fire safety, accessibility and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100-year flood plain.


This procurement will be subject to all the rules, regulations, conditions and specifications stated in the Request for Lease Proposal package that will be sent out pursuant to this advertisement.

Expressions of Interest must be received in writing no later than March 25, 2019 at 5:00 PM Eastern Time, and should include the following information at a minimum:

•    Building name and address;
•    Location of space in the building and date of availability;
•    Rentable Square Feet (RSF) offered and full service rental rate per RSF;
•    ANSI/BOMA office area (ABOA) square feet offered and full service rental rate per ABOA SF;
•    Floor plans (as-built) identifying offered space;
•    Name, address, telephone number, and email address of authorized contact.

Owners, brokers, or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered.
