U.S. Government is Interested in Leasing Space in the Rouses Point Area

The U.S. General Services Administration (GSA) is seeking expressions of interest for approximately 7,145 - 7,500 ANSI/BOMA Office Area Square Feet of space.  The space shall be located in a Class "A" or "B" office building and shall include 16 structured parking spaces for Government vehicles.  The parking spaces must be secure and reserved for agency use only.  

The Government requires a fully serviced lease, shall include utilities for a 24/7 operation, and have 24/7 access.  The space must provide a secure path of travel from a sally port or parking area to the office space.  The Government agents are authorized to carry weapons, and shall bring detainees into and out of the space.  Detainees could be held in the space for up to 12 hours.

The delineated area boundaries are as follows:

North - The U.S. / Canadian Border

South - I-87 Exit 35, Route 442 (bear Swamp Road)

East - Lake Champlain from the U.S./Canadian Border to I-87 Exit 35

West - Approximately five miles west of the I-87 corridor from the U.S./Canadian Border to Bear Swamp Road.

Offered space must meet Government requirements for fire and life safety and handicap accessibility per the terms of the Lease.

The proposed lease term is for 10 years, 5 years firm.

Please reference Project Number 8NY2712.  Submissions by other than the owner or manager of a property must be accompanied by a letter from the owner granting permission to make a general offering of the space.

New construction is not being consiered by the Govenment.
