U.S. Government - General Services Administration (GSA) Seeks to Lease Office Space in Williston, Vermont

The U.S. Government currently occupies office and related space in a building under lease in Williston, Vermont, that will be expiring.

The Government requires office and related space yielding a minimum of 66,868 ANSI/BOMA office area (ABOA) square feet.

Minimum Square Feet (ABOA): 66,868

Maximum Square Feet (ABOA): 70,000

350 Surface Parking Spaces.

The lease term requirement is for ten (10) years.

The lease firm term requirement is for five (5) years.

Option Term: N/A.

Additional Requirements: Subleases are not acceptable.

The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime.

The Government intends to use the information requested below from prospective sources to issue a Request for Lease Proposal.

This procurement will be subject to all the rules, regulations, conditions and specifications stated in the Request for Lease Proposal that will be sent out pursuant to this advertisement.

Buildings offered for consideration must have the ability to meet all current Federal/GSA/PBS, State and Local codes and regulations including, but not limited to, fire and life safety, handicapped accessibility, and OSHA by the required occupancy date per the terms of the Lease.

The building must also have the ability to meet certain building and energy efficiencies in accordance with the Energy Independence and Security Act. The proposed leased space shall be fully serviced.

Offered space shall not be in a flood plain that floods more often than a 100 year flood plain. Offered space in a 100 will not be considered, if there is other offered space in a 500 year flood plain or flood plain that floods less often than a 500 year flood plain or that is not in a flood plain. If the only offered space is in a 100 year flood plain, then it will be considered if there are no practical alternatives.

Expressions of Interest must be received in writing no later than Monday, December 15, 2014 at 12:00PM EST, and should include the following information at a minimum.

- Building name and address and location of the available space within the building.

- Rentable square feet abailable, and expected rental rate per rentable square foot, fully serviced.

- ANSI/BOMA office area (ABOA) square feet to be offered, and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any.

- Evidence of ability to meet the required occupancy date of no later than May 2, 2015.

- Building ownership information.

- Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any).

- Energy efficiency and renewable energy features existing within the building.

- List of building services provided.

The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement.
