X – U.S. GOVERNMENT SEEKS EXPRESSIONS OF INTEREST FOR A LEASE REQUIREMENT OF APPROXIMATELY 44,210
RENTABLE SQUARE FEET (YIELDING AT LEAST 37,786 BOMA OFFICE AREA SQUARE FEET) IN Stoneham, MA.   ________________________________________


DESCRIPTION:
U.S. GOVERNMENT SEEKS TO LEASE APPROXIMATELY 44,210 RSF (YIELDING AT LEAST 37,786 ANSI/BOMA OFFICE AREA SQUARE FEET) OF OFFICE SPACE AND 0 PARKING SPACES WITHIN A SPECIFIC DELINEATED AREA DESCRIBED BELOW.  


The space must meet requirements for fire-safety and handicapped access in accordance with ABAAS guidelines. Space shall be located within a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use or in an office, research, technology, or business park that is modern in design with a campus like atmosphere.
The Government is considering alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime.
Space shall be ready for occupancy no later than November 30, 2019.

2 year


DELINEATED AREA:


The office must be located in within the city limits of Stoneham, MA


EXPRESSIONS OF INTEREST SHOULD BE SUBMITTED IN WRITING NO LATER THAN October 21, 2019 AND SHOULD INCLUDE THE FOLLOWING INFORMATION:


1) Building name and address, and location of space in the building.
2) Legal description
3) Drawing of space offered.
4) Rentable square feet available and expected rental rate per rentable 
 square foot, fully serviced
5) ANSI/BOMA Office area square feet (OSAF) to be offered and expected 
 rental rate per OASF, fully serviced.  Indicate whether or not the quoted 
 rental rate includes an amount for tenant improvements and state the 
 amount, if any including the amortization rate.
6) Percentage of Common Area Factor used to Determine the Rentable Square Feet
7) Number of parking spaces available on or near the premises and the approximate cost.
8) Name, address, telephone number, and email address of individual to be contacted.
9) List of building services provided


Submission by other than the owner, manager or exclusive agent of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space.  In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner.


AUTHORIZED CONTACTS:
In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA)
