The General Services Administration (GSA) seeks to lease the following space:

Additional Requirements:    Primary building entrance of leased space shall be located not more than the equivalent of two city blocks (1,056 ft) from a primary or secondary street. Public transportation access must be located within ¼ walkable mile (1,320 ft) from the primary building entrance of leased space.


Efficient use of space: configuration, size, number, and placement of columns (columns must be at least 20ft from any interior wall and from each other, and be no more than 2ft square). Length of offered space no more than twice the width.


Space shall be contiguous on no more than 2 floors. If the offered space is above the first floor, 2 or more elevators are required, one of which may be a service elevator. For two floor configuration, minimum space on one floor is 6,000 ABOA SF


Employee and visitor parking to be on-site or within two walkable city blocks (1,056 ft) from the primary building entrance of leased space..


Where on-site parking is not available, parking for the disabled must be located within the same block.


Minimum access to leased space on Monday through Friday from 7:00 am to 6:00 pm and Saturday from 7:00 am to noon with janitorial services to be provided on weekdays between 7:00 am and 5:30 pm.


Space will be occupied by a Social Security field office that has 43 employees and daily average of 350 to 400 visitors. Offered locations must be able to accommodate 1) handicap parking within one city block and 2) employee and visitor parking, on street or in parking lots, within 1,320 walkable feet of entrance to offered building. The building must accommodate visitor queue prior to office opening at 9:00am.


The Space shall be located in a modern quality Building of sound and substantial construction with the surrounding development well maintained and in consonance with a professional image.


Lessor to provide TI Allowance and BSAC Allowance per Request for Lease Proposal.


 


Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain.


GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized broker representative.
