Specialized Consultant Services
The consultant will provide the following:
A Market Analysis of the corridor to determine the corridors competitive position in the regional marketplace.
Provide a review of corridor real estate development trends for retail, office/industrial and residential development.
General overviews will include a summary of recent projects, tenants, lease rates, land values and proposed developments in the area.
An assessment of how the market will change in the coming five to fifteen years based on changing demographics, housing and transportation price trends, potential redevelopment including in Downtown and at the Fairgrounds and other relevant factors.
An assessment of the feasibility of the uses and form prescribed in Community Plans and Detailed Neighborhood Design Plans for the corridor. If plans are found not to be feasible, the Consultant will make recommendations as to what would be feasible considering both current and future market conditions.
A review and analysis of economic development programs, their applicability to the corridor and their likely effect on that corridor. Recommendations on new public-private financing strategies and new economic development programs that would be well suited to the corridors growth.
Review of case studies of similar programs in comparable corridors in other locations.
