The United States Department of Agriculture (USDA) seeks to lease the following space:
City Morrilton, Conway County, Arkansas
Maximum Useable Sq. Ft. (ABOA): 4686 ABOA
Rentable Square Feet (RSF): Not to Exceed 4686 RSF
Parking Spaces (Total Surface): (38) spaces hard parking surface lighted area easy access to pull through parking for cattle trailers and other large vehicles.
Fenced area: 800 square feet of hard surface lighted area. The fence area should have easy access to pull through vehicle with trailer.
Outside secured storage 400 square feet, located on hard surface area.
10 years soft term
Options - 2 renewal - five years per option, 20 years total including options.
Termination Rights 120-days' in whole or in part for soft term and options.
Delineated Area: To be considered, the office location must be within the boundaries on the Attached Delineated Map.
Requirements:
• Proposed building, including parking area(s) shall not be in a 100-year flood plain.
• Space shall be continuous space on the first floor.
• The space must meet all state and local building regulations and Architectural Barriers Act Accessibility Standards (ABAAS). Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required.

When responding with your Expression of Interest, please respond with:
• Building Name and Address and location of available space within the building;
• Rentable square feet available and expected rental rate per rentable square foot, fully serviced.
• Date of space availability
• Amount of parking available on-site.
• Energy efficiency and renewable energy features existing within the building.
• Owner's name and address and written statement from the owner that the offeror has legal authority to provide information on the property.
Expressions of Interest Due: 1:00 P.M. (Pacific Standard Time) July 11, 2018
Occupancy: Upon Acceptance of Space no later than January 31, 2019
