BUILDING ENCLOSURE COMMISSIONING (EECX) SCOPE OF SERVICES
Develop a project specific building enclosure commissioning plan.
Development of an Owner Project Requirements (OPR) report.
Reviews of the architectural drawings and specifications related to the building enclosure systems, and the detailing between the components.
Develop a project specific Exterior Enclosure Commissioning specification outlining the roles and responsibilities of all parties in the process.
Observe the building enclosure systems during construction of the off-site performance mock-up.
Observe comprehensive testing of the mock-up, and assist in diagnosing issues that may arise during the testing.
Review contractor submittals, shop drawings, test reports, samples, and mock-ups relevant to the building envelope systems for general conformance with recognized industry standards, the Owner Project Requirements and the Construction Documents.
Prepare, coordinate and attend the preconstruction building enclosure commissioning meeting on site.
Review the contractor Shop and Field Quality Assurance and Control Plans.
Perform on-site construction observation as scheduled.
Observe and document field functional performance testing as required in the contract documents and EECx specification.
Attend commissioning construction phase meetings . Review and approve the final Project Close-Out and Maintenance Manual that will include both hard and electronic copies.
Provide a review of the exterior enclosure immediately prior to the expiration of the one year warranty period.
