Property Management Services
The Offeror, also referred to as the Building Manager, will be required to provide full service, professional
building management services necessary to maintain and preserve the building and grounds of the
office building. The Building Manager will be responsible for regularly assessing the conditions of the building
and its systems; developing building operations, preventive maintenance, and capital plans necessary to maintain,
preserve, and keep the premises in good repair and condition. The services of the Building Manager are to be of a
scope and quality generally performed by professional property managers and performed in a reasonable, diligent
and careful manner so as to manage and supervise the operation, maintenance and servicing of the properties in a
manner that is comparable to, those found in other multi-tenanted office properties owned or leased by New York
State.
