This is a SOURCES SOUGHT SYNOPSIS. This is a Sources Sought announcement; issued for market surveyfor information only, to be used for preliminary purposes. No proposals are being requested or accepted with this synopsis. THIS IS NOT A SOLICITATION FOR PROPOSALS AND NO CONTRACT SHALL BE AWARDED FROM THIS SYNOPSIS.

The government has a requirement to prepare the required documentation and procure the work needed to design and construct an approximately 1500 square foot office space in the tri-county area of Bartow County, Cherokee County, and Pickens County, GA. This work will be done in a non-government owned leased space. This project shall comply with all state building and code regulations as well as any local code requirements that may apply. The project
All disruptive work shall be performed during normal working hours. The Contractor shall coordinate all work activity with the GSA Project Manager, who will coordinate with any end users or other project representatives necessary to ensure that proper security and access arrangements are made with minimal impact on the design/construction schedule.
The project area will have adequate laydown and staging areas, but will require a trash chute for daily removal of debris and waste.
All project components shall be completed no later than May 2015. Design shall consist of a 65%, 95% and 100% design submittal as substantial customer generated DIDs will be provided.

The requirements of the office shall include, but are not limited to the items included in this narrative. The office suite shall be standard gypsum board construction on metal or wood studs with a 2 x 2 suspended lay-in acoustical ceiling. The finished space shall include three offices (one at 185 usf and two others at 180 usf), a reception area, a workroom with island counter and base cabinets, counter with wall and base cabinets and space for a floor mounted copier/fax/scanner and file cabinets, a break room with a counter, above and below cabinets, sink and space for a refrigerator and dishwasher with a water line for a refrigerator ice-maker and connections for a dishwasher, the existing toilet room of about 50 usf accessed from the suite; a private toilet room with adjacent vestibule accessed from the largest office, and a vestibule at the entrance to the suite. Some areas in the space shall have a UL 752 Level 4 bullet resistant rating.


The space shall be finished with a loop or cut pile carpet with a dense commercial pad; Polyolefin fabric type wall covering, and stained or painted standard 6" wood base, 4" chair rail and a 4" to 6"h crown molding. There will be areas that are finished with resilient tile flooring and/or wood flooring. The workroom and break room counters shall be plastic laminate with back-splashes and cabinets shall be stained and or painted. The floor finish in the toilet rooms shall be ceramic tile with 4"h ceramic tile round-top cove base; and have a stained or painted vanity with storage and a solid surface counter top with an under counter mounted sink and a lever handled faucet.


A critical requirement is the demising wall separating tenants must have a high sound reduction rating to achieve the acoustical and sound transmission privacy required by the government. Any opening and voids at penetrations, large or small, in the demising wall, interior walls within the suite, floors and ceilings shall be closed and sealed. Related the suite shall also have its own isolated HVAC system and duct work that does not pass though the demising walls into any other tenant spaces outside of the control of the government.

The Magnitude of this project is $250,000 to $500,000.
