This project is to build-out approximately 25,000 square feet for storage, processing and office space located at 732 North Capitol Street, Building A, 3rd floor. The contractor shall complete all work (including furnishing all labir, maaterial, supervision, equipment and services) required under this contract for the following firm-fixed price and within the time specified. The work includes walls, flooring, ceiling systems, painting, electrical, mechanical, plumbing, fire suppressionl fie alarm and low voltage.

The contractor shall not be responsible for the demolition as shown in the construction documents. The demo work shall be performed by the Government prior to the contract award. Requests and approval for deviations from the construction drawings and specification shall be in writing. All verbal request shall not be honored and shall not receive compensation.

The contractor shall be responsible for the purchase, installation, balanncing and startup of the new HVAC systems. The cost to purchaase amd install the AHUs themselves as well as the ductwork between the AHUs and the future NARA space shall be tracked as separate line items to enable funding a unique source. The contractor shall be responsible for both air and water balancing activities. The contractor project manager shall undergo a GPO background investigation to obtain a contractor badge. All contractors, prime and sub-contractors, are subject to a background investigation. While limited parking may be available, parking is the sole responsibility of the contractor/subcontractor.

Estimated range is from $1,000,000 to $3,000,000. The NORTH AMERICAN INDUSTRY CLASSIFICATION SYSTEM (NAICS) CODE IS 236220 AND AVERAGE ANNUAL RECEIPTS IS $36.5 MILLION OVER THE PAST THREE YEARS. This procurement is UNRESTRICTED. This is a source selection procurement requiring both technical and price proposals. Contract award will be made to the offeror proposing the Lowest Price Technically Acceptaable (LPTA) proposal. The technical evaluation factors are anticipated to be as follows: Factor 1. Contractor Experience, Factor 2.Project Plan, Factor 3. Past Performance.
