Notice: This advertisement is a notice of a potential opportunity. This advertisement is not a solicitation for offers, nor is it a request for proposals. The purpose of this advertisement is to identify potential sources and suitable locations, and is not intended to pre-qualify or disqualify any potential offers.
The U.S. Government currently occupies approximately 4,500 American National Standards Institute/Building Owners and Managers Association (ANSI/BOMA) Office Area (ABOA) Square Feet of Medical Office and Related Space in a building currently under lease in Louisville, Jefferson County, Kentucky, that is expiring. The Government will consider alternative, currently existing, space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of currently existing alternative space that potentially can satisfy the Government s requirements, as well as all costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive Agency downtime.
The Government seeks Expressions of Interest for a fully-serviced lease of up to 6,075 rentable square feet (RSF) to yield approximately 4,500 ABOA square feet of existing real property medical office space located within the city limits of Louisville, Jefferson County, Kentucky and within or fronting on the following boundaries:
Bounded on the North: W. Oak St.
Bounded on the South: W. Magnolia Ave.
Bounded on the West: S. 6th Street
Bounded on the East: S. Brook St.
Space must be:
1) located on one (1) contiguous floor;
2) must not be located within the FEMA 100-year floodplain; and
3) must be zoned for the Government s intended use.
The following services are required: all utilities, landscaping, trash removal, cleaning, maintenance, building management, alarm service, security, and building repairs. The leased space shall be in compliance with the requirements of Federal Facility Security Level (FSL) II, and VA Office of Information & Technology Design Guide, February 2011. Design, construction and alteration of leased space shall comply with local codes and ordinances together with the Architectural Barriers Act Accessibility Standards, (ABA-AS), and VA Barrier Free Design Guide. A minimum of thirty-five, (35), dedicated parking spaces are required.
To be considered respondents must possess the technical skills and financial capabilities necessary to perform stated requirements and must submit a complete Capabilities Statement on or before 3:00 PM Central Time, February 5, 2019. EXPRESSION OF INTEREST CAPABILITIES STATEMENT
Property owner name;
DUNS Number;
Address;
Proof of Ownership;
Point of contact (if Agent or Broker, must submit notarized authorization from owner);
Phone number;
Email address;
The address and description of proposed property, (to include: floor plan, ABOA and RSF, parking, and zoning and when it will be available);
Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services and utilities included;
Evidence of current financial capability; and
A summary of any current, (last 5 years), relevant past experience managing commercial or Federal health care facilities of a similar size and scope.

This is not a solicitation for offers nor a request for lease proposal. The Government will not pay for any costs incurred as a result of this advertisement. Respondents are advised that the Government assumes no responsibility to award a lease based upon responses to this advertisement. The Government will not pay commissions.
