GENERAL SERVICES ADMINISTRAITON OFFICE SPACE NEEDED:  


General Services Administration hereby notifies you that the Federal Government is interested in leasing approximately 14,335 ANSI/BOMA net useable square feet of office and related space and 60 (Sixty) outside parking spaces in Colorado Springs, CO for the United States Department of Veterans Affairs, Veteran Benefits Administration (VBA), Veterans Health Administration (VHA), and VHA Eastern Colorado Health Care Systems (ECHCS) in an existing building.  Lease is tenatively for a term of 10 (Ten)years, 5 (Five) years firm term. with an occupancy to commence NO LATER THAN November 14, 2021.

First consideration shall be given to the following delineated area:  


North:  Beginning at the intersection of Interstate 25 and North Gate Boulevard travelling East to the Intersection of North Gate Boulevard and Colorado State Highway 83

East:   Beginning at the intersection of North Gate Boulevard and Colorado State Highway 83 traveling South to the intersection of Colorado State 83 and Colorado State Highway 21 (North Powers Boulevard).  South on North Powers Boulevard through South Powers Boulevard/US Highway 24/Colorado 21 South  to the intersection of South Powers Boulevard – Colorado 21 South and Milton E. Proby Parkway.

South:  Beginning at the intersection of South Powers Boulevard/Colorado State Route 21 and Milton E. Proby Parkway travelling west to the intersection of Milton E. Proby Parkway and South Academy Boulevard.  From the intersection of  Milton E. Proby Parkway and South Academy Boulevard , South then West along South Academy Boulevard to the intersection of South Academy Boulevard and Interstate 25.   

West:   From the Intersection of South Academy Boulevard and Interstate 25 travelling northwest to the intersection of Interstate 25 and United States Highway 24 West.  US Highway 24 West toward Manitou Springs to the intersection of US Highway 24 and North 31st Street. From the intersection of North 31st Street and US Highway 24 travelling north on 31st Street North to Water Street.  From the intersection of Water Street and North 31st Street travelling 1 block to the intersection of Water street and North 30th Street.  Travelling North on North 30th Street to the intersection of North 30th Street and Centennial Boulevard.  From the intersection of Centennial Boulevard travelling North to West Woodman Road.  Travelling East On West Woodman Road to the Intersection of West Woodman Road and East Woodman Road.  East on East Woodman Road to Interstate 25.  From the Intersection of Interstate 25 and East Woodman Road travelling North to the intersection of Interstate 25 and North Gate Boulevard. 

If no offers are received that fully comply with the minimum requirements within the above boundaries, other alternative sites will be considered.  Space must be able to meet all Government requirements for fire-life safety, accessibility, seismic and sustainability standards per the terms of the request pfor proposal and resulant lease.

The proposed lease space shall be fully serviced.

Offered Space SHALL NOT BE within the 100 or 500 year flood plain.
