The Concessionaire shall pay the State a fee expected to be the greater of the prorated monthly Annual Guarantee of $40.00/sq. ft. per year for retail and support space ($132,440), or fifteen percent (15%) of alcohol gross revenues, fifteen percent (15%) of merchandise gross revenues and twelve percent (12%) of food and beverage gross revenues.
