Lease/Concession of the Country Club of Golf, Tennis, Pool and/or Restaurant and Banquet Facilities
Mandatory pre-proposal: July 15, 2010
The Town is seeking Proposals from qualified firms to provide Management Services under a Lease Agreement for The Country Club. The successful Bidder shall operate the golf course and its appurtenant facilities, the tennis courts pro shops, banquet rooms, bar and restaurant (collectively, the Facility). The Term of the Lease Agreement shall be not less than ten (10) years nor more than twenty (20) years commencing January 1, 2011, and the Bidder shall specify interest in a specific time period. The successful Bidder shall pay the Town an annual rental fee and shall retain all revenues and be responsible for all expenses, including the assumption of certain required capital improvements. It is also the Towns priority to attract lease payments and revenue sharing to fund the Towns acquisition debt service.
The Town seeks to accomplish this through a combination of base rent and percentage rent. The Town will also consider alternate proposals from Bidders, including the possible sale of the Club.
