Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease.  A fully serviced lease is required.  Terms will be for one year with four (4) Option renewal periods. 


 The United States Government is seeking flexed space, which can be used as open space/training, approximately 1100 ABOA square feet in Homer, Alaska.  The space will be used by the Coast Guard for a Training Facility. The Government will use the information it receives in response to this advertisement review for the lease facility.  

 

In making this determination, the Government will consider, among other things, the availability of space that potentially can satisfy the Government's requirements and the costs allocation for tenant improvements; more specifically the ability to meet our power and phone line requirements as shown below.

 

Requirements:

 

1. 1100 square feet of open space suitable for training and conference events,


2. Space to include a coffee bar/sink area and one unisex restroom, 


3. Space to be accessible on a 24/7/365 basis,


4. Space to be leased on a full service basis to include utilities and weekly janitorial.


5. Ability for Coast Guard to put in phone lines for voice/data/fax/internet capability.


6. Parking (including ADA accessible) will be provided on site, 


7. Occupancy not later than December 1, 2018,


8. First year Lease Rate will be comparable value for the location.

2. This Expression of Interest is not indicative of any Government obligation to any one providing a response to this advertisement.

3. This Expression of Interest is not a basis for negotiation.

4. The Government hereby reserves the right not to consider any or all properties identified in response to this Expression of Interest.

5. The Government also reserves the right to consider properties identified by other means.

6. The Government will not pay any commissions or broker fees associated with this transaction.
