The Department of Veterans Affairs Lexington, KY seeks to lease approximately 12,600 ANSI/BOMA office area (ABOA) square feet of space and a minimum of 50 on-site parking spaces (of which, 2 each are handicapped). This space shall be used as a medical office and outpatient medical care in Hazard, KY.
The space shall be available for use by Tenant (VA) for personnel, furnishings, and equipment to meet the needs of an outpatient clinic. Space design will provide maximum co-location of the staff providing services to our patients.
The Department of Veterans Affairs will consider space located in an existing building as well as land for new construction. Space must be located on a single floor and comply with all current building, seismic, and ADA code requirements. The space shall be of contiguous office space in a Class A Building. Space offered must be in a quality building of sound and substantial construction, either a new, modernized building, or one that has undergone restoration or rehabilitation for the intended use. Space shall be located in a prime commercial office space with attractive, professional surroundings. Streets and public walkways shall be well maintained.
A fully serviced lease term up to 10 years will be considered.
Delineated Area: To receive consideration, submitted properties must be located within Washington County and the following area described below, which is bound by the following roads, or must front on any of the following boundary lines:
North boundary: Johnny Cox All American Drive
South boundary: Hwy 15
East boundary: Hwy 451
West boundary: Mountain Shadow Drive
Expressions of interest must be submitted to the Leasing Contract Specialist by 3:00 PM Central Time, Tuesday, July 9, 2019, and must include the following information:
Building name, address and location of the available space
Amount of offered space in ABOA and Rental Square Feet (RSF) along with the conversion rate
Building ownership information, brokers or legal representatives must show written acknowledgement and permission to represent the property
Amount of parking available on-site
