The General Services Administration (GSA) has a continuing requirement for Class A office space currently occupied by a Federal agency in Atlanta, Georgia.  GSA is seeking Expressions of Interest that may potentially accommodate the agency in accordance with the minimum requirements:

Delineated Area:

Point of Beginning:  I-285 and Peachtree Blvd (Hwy 141);
southeast on I-285 to Stone Mountain Fwy (US Hwy 78);
southwest on Stone Mountain Fwy (US Hwy 78) to Scott Blvd (name change) to Ponce de Leon Ave NE (name change)to Juniper St NE;
south on Juniper St NE 1 block to North Ave NE;
west on North Ave NE to I-85;
north on I-85 to Piedmont Rd NE;
northeast on Piedmont Rd NE to Peachtree Rd NE (Hwy 141) northeast on Peachtree Rd NE (Hwy 141) to I-285 Point of Beginning

Additional Requirements:



•·   Prefer single tenant building occupancy; however, where buildings are multi-tenant, the Government requires the ability to control access to each Government occupied floor with key card entry.  Where a multi-tenant scenario is offered, co-tenants will be subject to ISC Level III security measures controlled by the Government.  Information on ISC standards can be found at: www.dhs.gov/isc-policies-standards-best-practices. 

•·   Preference for requirements to be housed in no more than two (2) buildings.  If multiple buildings are offered, reasonably convenient, short pedestrian walkways that do not cross municipal streets shall be provided between the buildings. 

•·   Each offered building shall provide a truck high dock with leveler that can accommodate a 40-foot truck, a minimum 15-foot deep loading dock area, and a minimum 10-foot wide ground level loading dock or loading ramp for deliveries by hand truck or delivery van. 

•·   Offered location must meet local parking code ratios.  Public parking to meet the staff requirement must be located within a ½ mile walking distance to building. 

•·   Building must be within a walkable ½ mile to a public transit stop that provides hourly service.  





 

        NOTE:

•·         The Government currently occupies leased space within the delineated area which is due to expire by the required Occupancy Date.  Moving and replication costs will be accounted for when considering offered sites. 

•·         The proposed leased space shall be a fully serviced lease.

•·         Offered space must not be within the 100 Year Flood Plain.


Expressions of Interest Submission Instructions/Requirements:


Please provide the following basic information and descriptions pertaining to the building you propose for consideration. 

•              (1)           Name of owner;

•(2)           Age of building;

•(3)           Total existing gross square feet, and gross square feet per floor;

•(4)           Site plan depicting the building and parking;

•(5)           Floor plan and gross square footage of proposed space;

•(6)           Identification of on-site parking;

              •(7)           Address or described location of building;

•(8)           Location on map demonstrating the building lies within the delineated area;

•(9)           FEMA map depicting the property location as it relates to the 100-year floodplain;

•(10)         A narrative and map describing proximity of the building to the nearest bus and/or train stop, and major transportation routes;

•(11)         Evidence of ownership, if building submitted by owner.  Non-Owners (e.g. brokers) must provide evidence of authority granted by property owner to submit the property; and

•(12)         Any information related to title issues, easements, or restrictions on the use of the building.
