The General Services Administration (GSA) seeks to lease the following space:

Additional Requirements:


Offered space must be contiguous in the following blocks of space:
45,156 ABOA SF and 17,144 ABOA


Offered space cannot be located on the first/ground floor.


Offered building must offer a minimum floorplate size of 15,000 ABOA SF. 


Building must be within ¼ mile of public transportation.


The minimum distance from K thru 12 schools shall be at least 2/10 of a mile. Single family residential areas shall not be within 2/10 of a mile. The distance shall be measured using a vehicular path of travel method.


Churches and commercial day care uses shall not be within line of sight of the offered building. Church appurtenances (such as steeples) may be within line of sight.


Loading dock and freight elevator are preferable.


Building cannot be located within 1,000 linear feet of a church, daycare, or large retail centers.


The Space shall be located in a modern quality Building of sound and substantial construction with a facade of stone, marble, brick, stainless steel, aluminum or other permanent materials in good condition and acceptable to the GSA Lease Contracting Officer. If not a new Building, the Space offered shall be in a Building that has undergone, or will complete by occupancy, modernization or adaptive reuse for the Space with modern conveniences.


ABOA SF does not include areas such as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors and public toilets required by local code.


The building must be able to comply with the Americans with Disabilities Act and meet certain security requirements as set forth in the Interagency Security Committee Standards and the Department of Justice Security Standards.


Other typical and special requirements as called for in the Request for Lease Proposals (RLP) package.


Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease.


A fully serviced lease is required.


Offered space shall not be in the 100-year flood plain.


Delineated Area:


To receive consideration, submitted properties must be located within the delineated area. Properties fronting any of the following roads are considered to be within the delineated area.


North: N. Orange Ave./On-ramp to I-4
East: Highland Ave./N. Magnolia Ave./N. Rosalind Ave./Lake Ave.
South: East-West Expy/408
West: I-4


A map of the delineated area is provided for further clarification of the boundaries.


Expression of Interest Submission Instructions/Requirements:


Please provide the following basic information and description pertaining to the building you propose for consideration.


All submissions should include the following information:
(1)    Name of Owner;
(2)    Address or locational description of the building;
(3)    Age of building;
(4)    Total existing gross square feet; and gross square feet per floor;
(5)    Site plan depicting the building and parking;
(6)    Floor plan and gross square footage of the proposed space;
(7)    Identification of on-site parking;
(8)    A map demonstrating the building is within the delineated area;
(9)    FEMA map evidencing that the building lies outside the 100-year floodplain;
(10)    Building owners must provide evidence of ownership. Non-owners (e.g. prospective developers/lessors) submitting a building must provide evidence of permission or authority granted by property owner to submit the building to GSA for development;
(11)    Any information related to title issues, easements and restrictions on the use of the building;
(12)    A description of any planned land development or construction which will affect the building including neighboring projects and road/ utility line construction.

RLP Initial Offers Due (Estimated): September 2019
