General Services Administration (GSA) seeks to lease the following space:

Delineated Area:    Beginning from the intersection of Perimeter Road and Midland Park Road, travel east on Midland Park Road. From Midland Park Road, turn right onto Rivers Avenue and then turn left onto Hanahan Road. Continue straight on Hanahan Road, until Hanahan Road becomes Murray Drive. Then turn right to keep on Murray Drive. From Murray Drive, turn left onto Yeamans Hall Road. From Yeamans Hall Road, turn right onto N. Rhett Avenue and then turn left onto Remount Road. From Remount Road, turn right onto Virginia Avenue. Continue south along Virginia Avenue, then turn left onto Avenue B N. From Avenue B N turn right onto Noisette Boulevard then turn left onto McMillan Avenue. From McMillan Avenue, turn right onto N. Hobson Avenue then turn right onto Viaduct Road which turns into Burton Lane. Proceed west on Burton Lane to Carner Avenue/Route 52. Turn left onto Carner Avenue/Route 52 (Carner Avenue/Route 52 then becomes Meeting Street Road/Route 52). Proceed south and turn right onto Hackerman Avenue and then take another right onto King Street Ext/Route 78. Head North on King Street Ext/Route 78, then turn left onto Azalea Drive. Continue west on Azalea Drive, then turn left onto Leeds Avenue. Proceed south on Leeds Avenue, crossover Mark Clark Expressway/I-526 and travel northwest on Leeds Avenue until the road ends. Make a U-turn on Leeds Avenue and travel southeast to Faber Place Drive. Turn left onto Faber Place drive and proceed north to Paramount Drive. Turn right onto Paramount Drive and travel east to Dorchester Road. Turn left onto Dorchester Road and then right onto Mark Clark Expressway/I-526. Travel north on Mark Clark Expressway/I-526, exit onto International Boulevard and then turn left. From International Boulevard, turn right onto S. Aviation Avenue. Continue north on S. Aviation Avenue, which then turns into Perimeter Road. Then end at the intersection of Perimeter Road and Midland Park Road.

Additional Requirements:    •    Offered space shall be contiguous on one (1) floor.
•    If offered space is located on the 2nd floor or higher a loading dock or loading area is required.
•    If offered space is located on the 2nd floor or higher a freight elevator is required.
• A building equipped with at least two
points of ingress/egress with a direct
route to the offered space is required.
• Offered secured parking area must be
discrete.
• This requirement will house a federal law
enforcement office where employees can or have the potential to carry weapons, and people may
be temporarily held and/or questioned.
•    Offered space cannot be collocated with child care centers, schools, Probation Offices, Public Defender's Offices, or other entities associated with the Courts.
•    The Space shall be located in a modern quality Building of sound and substantial construction with a facade of stone, marble, brick, stainless steel, aluminum or other permanent materials in good condition and acceptable to the GSA Lease Contracting Officer. If not a new Building, the Space offered shall be in a Building that has undergone, or will complete by occupancy, modernization or adaptive reuse for the Space with modern conveniences.
•    Other typical and special requirements as called for in the Request for Lease Proposal (RLP) package.
Other:
•    Not all minimum requirements are reflected in this advertisement.

•    Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease.
•    A fully serviced lease is required.
•    Normal Hours of Operation: 7:00 AM - 5:00 PM M-F; offered space must be accessible 24/7.
•    Offered space shall not be in the 100 or 500 year flood plain.


Expression of Interest Submission Instructions/Requirements:
Please provide the following basic information and descriptions pertaining to the building you propose for consideration.


All submissions should include the following information:
(1)    Name of owner;
(2)    Age of building;
(3)    Total existing gross square feet, and gross square feet per floor;
(4)    Site plan depicting the building and parking;
(5)    Floor plan and gross square footage of proposed space;
(6)    Identification of on-site parking;
(7)    Address or described location of building;
(8)    Location on map demonstrating the building lies within the delineated area;
(9)    FEMA map evidencing that the property lies outside the 100-year floodplain;
(10)    A narrative and map describing proximity of the building to the nearest bus and/or train stop, and major transportation routes;
(11)    Evidence of ownership, if building submitted by owner. Non-Owners (e.g. brokers) must provide evidence of authority granted by property owner to submit the property; and
(12)    Any information related to title issues, easements, or restrictions on the use of the building.
