Additional Requirements:
•    If offered space is located on more than one floor, a minimum of one (1) passenger elevator and one (1) freight elevator is required.
•    Space configuration shall be conducive to an efficient layout. Consideration for an efficient layout will include, but not be limited to, the following: size and location of interior fire (support) walls, size and number of columns, column placement, bay depths, window size and placement, convector size and placement, electrical and telephone accessibility, any angles, curves or offsets that will result in an efficient use of space.
•    Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.
•    Twenty-one (21) reserved parking spaces are required for Government Owned Vehicles (GOV's). Six (6) of the twenty-one (21) spaces must accommodate twenty-eight (28) foot box trucks.
•    A fully serviced lease is required.
•    Offered space shall not be in the 100-year flood plain.


The U.S. Government currently occupies office and related space in a building under a lease in Florence, KY that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.


Delineated Area


Starting at the intersection of Weaver Rd (KY-842) and Dixie Hwy (US-25), take Dixie Hwy (US-25) north towards downtown Florence. Continue to the intersection of Dixie Hwy and (US-25) and Dixie Hwy (US-127). Turn northeast onto Dixie Hwy (US-127) and continue to the intersection of Dixie Hwy (US-127) and Turfway Rd. Turn onto Turfway Rd heading north. At the intersection of Turfway Rd and KY-842 E, turn onto KY-842 E towards Florence Mall. Continue on KY-842 E as it turns southeast and intersects with Dixie Hwy (US-25).


 



Expressions of Interest Submission Instructions/Requirements:


Please provide the following basic information and descriptions pertaining to the building you propose for consideration.


All submissions should include the following information:
(1) Name of owner;
(2) Age of building;
(3) Total existing gross square feet, and gross square feet per floor;
(4) Site plan depicting the building and parking;
(5) Floor plan and gross square footage of proposed space;
(6) Identification of on-site parking;
(7) Address or described location of building;
(8) Location on map demonstrating the building lies within the delineated area;
(9) FEMA map evidencing that the property lies outside the 100-year floodplain;
(10) Evidence of ownership, if building submitted by owner. Non-Owners (e.g. brokers) must provide evidence of authority granted by property owner to submit the property; and
(11) Any information related to title issues, easements, or restrictions on the use of the building.
