General Services Administration (GSA) seeks to lease the following space:


State: Texas

Sq. Ft. (ABOA) Minimum: 3,839
Space Type: Office and related space
Parking: 10 reserved, secured spaces for Government Owned Vehicles
Full Term: 20 Years
Firm Term: 15 Years
Additional Requirements:
• Proposed space must be contiguous and located on the second floor or above.
• The Government's operations preclude certain building co-tenants.
• Building must provide a non-public pedestrian entrance.
• Building must have a loading dock and service elevator with key override.
• Space configuration shall be conducive to an efficient layout. Consideration for an efficient layout will include, but not be limited to, the size and location of interior fire (support) walls, size and number of columns, column placement and spacing, bay depths, window size and placement, convector size and placement, electrical and telephone accessibility, and any angles, curves or offsets that will result in an efficient use of space.
• A fully serviced lease is required.
• The normal Hours of Operation are Monday through Friday, 7:00 AM to 6:00 PM. The Building must allow Government staff access outside the normal hours of operation, and the Government's reserved parking spaces must allow self-park access twenty-four hours per day, seven days per week.
• Offered space must meet all Government requirements contained in the RLP/Lease to be issued, including requirements for fire safety, accessibility (ABAAS), access to amenities, ISC Level II security standards, seismic standards, and sustainability standards by the required occupancy date per the terms of the Lease.

Expressions of Interest Submission Instructions/Requirements:


Please provide the following basic information for the building proposed for consideration. All submissions should include the following information at a minimum:


(1) Building name/address and the location of available space within the building;
(2) Age of building;
(3) Date of space availability;
(4) Total existing gross square feet, and gross square feet per floor;
(5) ANSI/BOMA office area (ABOA) square feet to be offered and the expected rental rate per ABOA square foot, inclusive of a Tenant Improvement allowance of $35.52/ABOA SF, meeting GSA's standard building shell requirements;
(6) Site plan depicting the building and parking;
(7) Floor plan and gross square footage of proposed space;
(8) Identification of on-site parking;
(9) A list of building tenants;
(10) Location on map demonstrating the building lies within the delineated area;
(11) FEMA map demonstrating that the property lies outside the 100-year floodplain;
(12) A narrative and map describing proximity of the building to the nearest bus and/or train stop, and major transportation routes;
(13) Name of owner and name and contact information of authorized contact;
(14) Evidence of ownership. Non-Owners (e.g. brokers) must provide evidence of authority granted by property owner to submit the property;
(15) Any information related to title issues, easements, or restrictions on the use of the building; and
(16) A list of nearby amenities (e.g. restaurants, gyms, banks, etc.)


Delineated Area:


To receive consideration, submitted properties must be located within the delineated area which is bounded by the following roads. Properties fronting any of the following roads are considered to be within the delineated area.


• North: Highway 46 and N. Business Highway 87
• East: Highway 281
• South: Highway 281
• West: Interstate 10

Market Survey (Estimated): April 2018
