General Services Administration (GSA) seeks to lease the following space:


State:    North Carolina
City:    Hendersonville
Minimum Sq. Ft. (ABOA):    6,974
Maximum Sq. Ft. (ABOA):    8,583
Space Type:    Office and related space
Parking:    Offered space must have sufficient general parking as required by local code requirements and must be able to accommodate carpools, disabled employees, and in and out parking.
Full Term:    10 Years
Firm Term:    10 Years

*This is the second FBO advertisement for this project. Offerors who submitted expressions of interest following the first advertisement do not have to submit another expression of interest.


Location:


•    Space should have no history of prior heavy industrial use and should not be located immediately adjacent to railroad tracks. Space should not be located in the 100 year or 500 year floodplains.
•    Space should have amenities such as restaurants and shopping centers within immediate vicinity.


Building/Space Layout:


•    Space configuration shall be conducive to an efficient layout. Consideration for an efficient layout will include, but not be limited to, the following: size and location of interior fire (support) walls, size and number of columns, column placement, bay depths, window size and placement, convector size and placement, electrical and telephone accessibility, any angles, curves or offsets that will result in an efficient use of space.
•    Space shall be located in a modern quality Building of sound and substantial construction with a facade of stone, marble, brick, stainless steel, aluminum or other permanent materials in good condition and acceptable to the GSA Lease Contracting Officer. If not a new Building, the Space offered shall be in a Building that has undergone, or will complete by occupancy, modernization or adaptive reuse for the Space with modern conveniences.
•    Space must be contiguous.
•    If offered space is above 1st floor, two elevators are required.
•    A fully serviced lease is required.
•    Hours of Operation: 7:00 AM to 5:30 PM; Monday - Friday; but accessible 24/7.
•    Offered space must meet all Government requirements contained in the RLP/Lease to be issued, including requirements for fire safety, accessibility (ABAAS), seismic and sustainability standards by the required occupancy date per the terms of the Lease.


Not all minimum requirements are reflected in this advertisement.

Expressions of Interest Submission Instructions/Requirements:


Please provide the following basic information and descriptions pertaining to the building you propose for consideration.


All submissions should include the following information:


(1)    Name of owner;
(2)    Age of building;
(3)    Date of space availability;
(4)    Total existing gross square feet, and gross square feet per floor;
(5)    ANSI/BOMA office area (ABOA) square feet to be offered and the expected rental rate per ABOA square foot, inclusive of a Tenant Improvement allowance of $38.79/ABOA SF, meeting GSA's standard building shell requirements;
(6)    Site plan depicting the building and parking;
(7)    Floor plan and gross square footage of proposed space;
(8)    Identification of on-site parking;
(9)    Address or described location of building;
(10)    Location on map demonstrating the building lies within the delineated area;
(11)    FEMA map evidencing that the property lies outside the 100-year floodplain;
(12)    A narrative and map describing proximity of the building to the nearest bus and/or train stop, and major transportation routes;
(13)    Evidence of ownership, if building submitted by owner. Non-Owners (e.g. brokers) must provide evidence of authority granted by property owner to submit the property; and
(14)    Any information related to title issues, easements, or restrictions on the use of the building.



Delineated Area:


Submitted properties must be located within Hendersonville's central business district, which is bounded by the following roads. Properties fronting any of the following roads are considered to be within the delineated area.


•    North: East on 5th Ave. W to N. Church St.. North on N. Church St. to 6th Ave. W. East on 6th Ave. to N. King St.
•    South: East on E. Barnwell St. to S. King St. North on S. King St to Allen St. West on Allen St to Main St. South on Main St. to Kanuga Rd. West on Kanuga St. to Church St.
•    East: South on N. King St. to 3rd Ave. E. East on 3rd Ave. E. to Grove St. South on Grove St. to E. Barnwell St.
•    West: North on Church St. to 1st Ave W. West on 1st Ave. W. to N. Washington St. North N. Washington St. to 5th Ave. W.
