General Services Administration (GSA) seeks to lease the following space:

Location:


• Space should have no history of prior heavy industrial use and should not be located immediately adjacent to railroad tracks. Space should not be located in the 100-year floodplain.
• Space should have amenities such as restaurants and shopping centers within immediate vicinity.


Building/Space Layout:


• Space configuration shall be conducive to an efficient layout. Consideration for an efficient layout will include, but not be limited to, the following: size and location of interior fire (support) walls, size and number of columns, column placement, bay depths, window size and placement, convector size and placement, electrical and telephone accessibility, any angles, curves or offsets that will result in an efficient use of space.
• Space shall be located in a modern quality Building of sound and substantial construction with a facade of stone, marble, brick, stainless steel, aluminum or other permanent materials in good condition and acceptable to the GSA Lease Contracting Officer. If not a new Building, the Space offered shall be in a Building that has undergone, or will complete by occupancy, modernization or adaptive reuse for the Space with modern conveniences.
• Space must be contiguous, located on one (1) level without being split by a public corridor, and located on the ground floor.
• If offered space is within a shopping center, end space is preferable.
• Offered space should be as close to a 2 X 3 dimension as possible.
• The following space configurations will not be considered: space with atriums or other areas interrupting contiguous space; extremely long or narrow runs of space; space with a depth greater than or equal to twice the width; irregularly shaped space configurations or other unusual building features adversely affecting usage.
• Offered space needs to have two (2) points of entry.
• Columns must be at least twenty (20) feet apart (center to center) and twenty (20) feet from any interior wall. Additionally, columns should be no more than one (1) foot square.
• A fully serviced lease is required.
• Offered space must meet all Government requirements contained in the RLP/Lease to be issued, including requirements for fire safety, accessibility (ABAAS), seismic and sustainability standards by the required occupancy date per the terms of the Lease.

Expressions of Interest Submission Instructions/Requirements:


Please provide the following basic information and descriptions pertaining to the building you propose for consideration.


All submissions should include the following information:


(1) Name of owner;
(2) Age of building;
(3) Date of space availability;
(4) Total existing gross square feet, and gross square feet per floor;
(5) Site plan depicting the building and parking;
(6) Floor plan and gross square footage of proposed space;
(7) Identification of on-site parking;
(8) Address or described location of building;
(9) Location on map demonstrating the building lies within the delineated area;
(10) FEMA map evidencing that the property lies outside the 100-year floodplain;
(11) A narrative and map describing proximity of the building to the nearest bus and/or train stop, and major transportation routes;
(12) Evidence of ownership, if building submitted by owner. Non-Owners (e.g. brokers) must provide evidence of authority granted by property owner to submit the property; and
(13) Any information related to title issues, easements, or restrictions on the use of the building.

Submitted properties must be located within the delineated area, which is bounded by the following roads. Properties fronting any of the following roads are considered to be within the delineated area.
