Parking:    5 reserved, secured spaces for Government Owned Vehicles. Offered space must have sufficient general parking as required by local code requirements.

Additional Requirements:

•    The Government requires the proposed space to be contiguous.
•    The Space shall be located in a modern quality Building of sound and substantial construction with a facade of stone, marble, brick, stainless steel, aluminum or other permanent materials in good condition and acceptable to the GSA Lease Contracting Officer. If not a new Building, the Space offered shall be in a Building that has undergone, or will complete by occupancy, modernization or adaptive reuse for the Space with modern conveniences.
•    A fully serviced lease is required.
•    Offered space must meet all Government requirements contained in the RLP/Lease to be issued, including requirements for fire safety, accessibility (ABAAS), access to amenities, ISC Level II security standards, and sustainability standards by the required occupancy date per the terms of the Lease.
•    Offered Space shall not be located in the 100 year floodplain.

Expressions of Interest Submission Instructions/Requirements:


Please provide the following basic information for the building proposed for consideration. All submissions should include the following information at a minimum:


(1)    Building name/address and the location of available space within the building;
(2)    Age of building;
(3)    Date of space availability;
(4)    Total existing gross square feet, and gross square feet per floor;
(5)    ANSI/BOMA office area (ABOA) square feet to be offered and the expected rental rate per ABOA square foot, inclusive of a Tenant Improvement allowance of $36.45/ABOA SF, meeting GSA's standard building shell requirements;
(6)    Site plan depicting the building and parking;
(7)    Floor plan and gross square footage of proposed space;
(8)    Identification of on-site parking;
(9)    Location on map demonstrating the building lies within the delineated area;
(10)    FEMA map demonstrating that the property lies outside the 100-year floodplain;
(11)    Name of owner and name and contact information of authorized contact;
(12)    Evidence of ownership. Non-Owners (e.g. brokers) must provide evidence of authority granted by property owner to submit the property; and
(13)    Any information related to title issues, easements, or restrictions on the use of the building.


Delineated Area:


Submitted properties must be located within the delineated area, which is bounded by the following roads. (Properties fronting any of the below roads are considered to be within the delineated area.)


Northern Boundary: Starting at the intersection of Bluebonnet Blvd and Perkins Road (Hwy 427), heading Northeast on Bluebonnet Blvd. to Old Hammond Hwy (Hwy73).


Eastern Boundary: From the intersection of Old Hammond Hwy. and Airline Hwy (Hwy 61) heading South on Hwy 61 to the intersection of Highland Rd (Hwy 42).


Southern Boundary: From the intersection of Airline Highway and Highland Road, heading West on Highland Road to Perkins Rd. (Hwy 427).


Western Boundary: From the intersection of Highland Road (Hwy 42) and Perkins Road (Hwy 427), traveling Northwest on Perkins Road to the intersection of Bluebonnet Blvd.

A map of the delineated area is provided for further clarification of the boundaries.
