● South: Arapahoe Road;
● East: S. Buckley Road;
● West: S. Monaco Pkwy/I-25.
Property MUST also be within the city limits of Aurora, Colorado.

Parking Spaces (Total): 100 GOV spaces, of which 57 are passenger vans with clearance of 6'8", plus parking required by code

Full Term: 20 Years
Firm Term: 15 Years

Additional Requirements:
● Must meet FSL standards provided by the Government
● Portion of space used for industrial scale culinary instruction

Offered space must be within the delineated area and must meet Government requirements for fire safety, accessibility and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100-year flood plain.

Expressions of Interest Submission Requirements:

This is not an invitation for bids or a request for proposals.

Expressions of interest MUST be submitted in writing and, at a minimum, include the information cited herein. Expressions of interest are welcome only from property owners and/or their authorized representatives. Expressions submitted by anyone other than the owner should include a copy of an agreement authorizing representation.

Responses omitting the items below may not be considered:
1. Address of proposed property.
2. Name, address, telephone number, and e-mail address of authorized contact.
3. Name and contact information of the property ownership's legal entity.
4. Location of offered space in the building, and the date the space will be available.
5. Map showing the proposed site clearly identified as being within the delineated area as specified in this ad.
6. Amount of available on-site parking
7. Rentable square feet (RSF) offered and offered rental rate/RSF for a full-service lease.
8. Specify any services and tenant improvement allowance included in the offered rate/RSF, including any incentives and/or inducements.

Written acknowledgement is required from the owner or the owner's agents where an agent represents multiple ownership entities
