Additional Requirements:



•·         Street access to and from the site shall be safe and allow safe and easy access in both directions of travel

•·         Space must be climate controlled

•·         Floor elevation above the rest of the warehouse floor and/or dock levelers are not acceptable

•·         Space must have warehouse floor level loading docks.  Permanent, concrete ramps entering or exiting the warehouse space may be acceptable.

•·         Site must provide an easy and safe route onto and on the site and access to back in a truck and trailer combination exceeding 55 feet in length with a central pivot point and low level trailer without dragging. Safe sight lines are critical - backing up on a public street is not acceptable

•·         Warehouse to have a minimum of 18 feet clear height and a unisex bathroom/shower (approximately 100 sf)

•·         Warehouse to have a battery storage and charging area (approximately 150 sf) and chemical storage area (approximately 225 sf).  Both areas/rooms will require positive, 24/7 ventilation

•·         The Government shall have the right to incorporate a mezzanine storage space (steel) into the warehouse space, during post-occupancy

•·         Space must possess at minimum two 10'w x 12'h roll-up doors

•·         Interested parties must provide a description of all prior uses of the offered space






Offered space must meet Government requirements for fire safety, accessibility [Architectural Barriers Act Accessibility Standards (ABAAS)], seismic and sustainability standards per the terms of the Lease.  A fully serviced lease is required.  Offered space shall not be in the 100 year flood plain.
