Offered space must meet Government requirements for fire safety, accessibility, and sustainability standards per the terms of the Lease.  A fully serviced lease is required.  Offered space shall not be in the 100 year flood plain. The U.S. Government currently occupies office and related space in a building under a lease in Panama City, FL that will be expiring in 2019.  The Government may consider alternative space if economically advantageous.  In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non­ productive agency downtime. Looking for approximately 13,000 SF of which 7,700 for office space with 4,500 SF warehouse contiguous to the office. The warehouse must have oversized overhead garage door that allows for storage of a government vehicles and boats during a natural disaster as well as storage of equipment, samples, and necessary materials needed to conduct our work. 520 SF for lab with standard with a standard laboratory set-up (sinks, fume hood, chemical storage, refrigerator/freezer, etc.) that are needed to store and analyze specimens. Also 730 SF for GIS (Geographic Information Systems) laboratory that is used for training, including NCTC (National Conservation Training Center) courses.  A security system is required (to cover entry doors, glass break for windows, and motion detection)protecting the offices and the warehouse.  Need a secure parking area adjacent to the office space for government vehicles, boats, all-terrain vehicles, vehicles confiscated by Law Enforcement, etc., the same needs to be enclosed with an 10-foot fence with barbed wire strands across the top.
