General Services Administration (GSA) seeks to lease office and related space in Glenwood Springs, Colorado:

Parking Spaces (Surface Total):



A minimum of 20 public and/or commercial parking spaces for employees and visitors must be available onsite or within 2 block walking distance. Parking rates must be at or below the city average.  Restricted or metered parking of one hour or less within 2 blocks is not acceptable.

2 additional wheelchair accessible space must be reserved or commercially available and located within 200 feet of building entrance.

Additional Requirements:



Offered space shall be Class A Business Space, with first floor space to be considered most efficient.  If upper level space is considered, elevator service shall consist of a minimum of two accessible elevators serving the floor proposed for SSA.

Offered space shall be located along a primary or secondary street and shall be serviced by sidewalks and street lighting maintained by the city.

Sites which are located directly on a highway or six-lane thoroughfare shall not be considered if the office is not immediately accessible from both directions of traffic, and traffic devices are not located to control left turning traffic.

Office space shall be level and contiguous, and column spacing shall not be less than 20 feet in either direction. Inefficient layouts will not be considered.

Offered Space shall provide for a minimum ceiling height of 9 feet (with 9 foot structural beams).

Buildings with windows comprising 50% or more of the exterior walls is preferred.

Offered Space shall provide 3-phase power, which shall be supplied and maintained by lessor.

Offered Space must be in a building zoned for commercial office and/or retail space only.

Offered Space shall not be located in industrial or residential zoned locations or near tenants, buildings, or environments that create odors or noises (cleaners, bars, liquor stores, beauty salons, bingo parlors, drug treatments, detention facilities, eating establishments).

Offered space must be in close proximity to public transportation. A commuter rail, light rail, or bus stop shall be located within the immediate vicinity of the building, but generally not exceeding 2 walkable blocks.

Amenities including restaurants/retail/services shall be located within 1 mile of offered space.






*ABOA Sq. Ft. is defined as the area where a tenant normally houses personnel and/or furniture, for which a measurement is to be computed and does not include common areas.

The offered premises must be within the defined delineated area and must meet Government requirements for fire safety, accessibility (ABAAS), seismic and sustainability standards per the terms of the Lease.  The proposed leased space shall be fully serviced.  Offered space shall not be in the 100 year floodplain.



SUBMISSION REQUIREMENTS:

Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals):




Building name/address and the location of available space within the building. Briefly describe surrounding area and neighboring businesses;



Rentable square feet available and the expected rental rate per rentable square foot, fully serviced.  Please include any tenant improvement allowance and other Lessor concessions offered;



ANSI/BOMA office area (ABOA) square feet to be offered and the expected rental rate per ABOA square foot, fully serviced.  Indicate whether the quoted rental rate includes an amount for tenant improvements/lessor concessions and state the amount (if any);



Date of space availability;



Building ownership information to include property type (e.g. Multi-tenant office building, Office condominium, Retail center, etc);



Amount of parking available onsite /offsite and its cost.  Include whether expected rental rate includes the cost of the required Government parking, (if any);



Energy Efficiency and renewable energy features existing within the building;



List of building services provided.



One-eighth inch scale drawing of space offered.



Name, address, telephone number, and email address of authorized contact.



In cases where an agent is representing multiple ownership entities, written acknowledgement.



Permission to represent multiple owners for the same submission.



Interested respondents may include building owners and representatives with the exclusive right to represent building owners.  Representatives of building owners must include the exclusivity agreement, representation letter, listing contract or other executed agreement granting the exclusive right to represent the building owner with their response to the advertisement.
