COMPETITION FOR HIBBING CLINIC, HIBBING MN
The VA currently occupies 8,600 net usable square feet (NUSF) of office space at 99w 41ST Street, #5, Hibbing MN. The current contract will expire 30 September 2018. VA is actively seeking space to meet its ongoing needs, and will relocate if advantageous to the Government. The cost of moving, alterations, and IT infrastructure, will be considered when determining whether to relocate. The space requirement is to provide 3500 NUSF of space. On-site parking for at least 20 vehicles is required. A full-service lease for up to 3 years will be contemplated. Occupancy required by Oct 1, 2018. If 2 or more Service Disabled Veteran Owned Small Businesses, or Veteran Owned Small Businesses can meet the required dates and the price is found to be fair and reasonable we will utilize a set aside for the award.
To be considered, space must be within or bordering a delineated area as Ely, MN:
NORTH: Spudville Road 88
SOUTH: Town Line Road 990
EAST: Highway 5
WEST: Rainey Road
Offerors must provide evidence that properties are outside the 100-year flood plain.

Net usable square feet does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules and public corridors, and public toilets required by local code.
The Government is limited by law (41 C.F.R. B' 102-73.55) to pay no more than the appraised fair rental value for space.
