For those of you interested in bidding on the Bay Club Condominium Remediation 2011 project, we are excited to begin the process. Currently, Ink Architecture LLC is continuing to assess the condition of the project and develop a final scope of work. The Bay Club POA and Ink Architecture LLC invite you to fill out the attached Pre-Qualification Questionnaire. This is mandatory to bid on the Project.

Based on the responses to the questionnaire, the Bay Club POA and Ink Architecture LLC will develop a short-list of qualified bidders for the project. If an excessive number of qualified bidders express interest, the Bay Club POA reserves the right to conduct personal interviews with the leaders of the construction companies hoping to bid in order to narrow the field further. The Bay Club POA will only accept bids from those invited to the final bid list. Before making a selection, the Bay Club POA reserves the right to conduct additional personal interviews and will accept any bid based on its own discretion and does not necessarily mean the lowest bidder will be awarded the job.

You are invited to a NON-mandatory Pre-Qualification Meeting at the Bay Club Condominium Clubhouse located off Center Street Extension in Mount Pleasant, SC 29464 on Thursday, January 27, 2010 at 4:00PM.

Bay Club Villas is a 20 building condominium (plus one common building) project consisting of 8 units per building (4 units on the ground floor and 4 units on the second floor). There are two basic building footprints (types). Each of the 20 buildings is a wood framed structure on a spread footing with trussed roofs and floors. The upstairs units have a common elevated landing. The second floor units each has a wood framed porch that is in part supported from the primary structure. The scope of work has not yet been defined, however, the assessment of the property includes structural issues with all of the decks, moisture barrier and wood rot conditions, incorrect flashing details and fire protection failures. The primary issues that will be addressed are health, safety and welfare issues. Secondary issues include addressing exterior material replacement and painting of all of the building exteriors.

All questionnaires are due to the office of Ink Architecture LLC located at 454 W.
