The City has many important assets that make it ideally suited for development as a commercial and civic center. Creating land use patterns that place important amenities such as local markets, churches, and residences within a short distance of one another is one of the most difficult aspects of "smart growth." However, the existing, compact development in Saticoy already offers the potential for residents to meet many of their daily needs within their own community.
The area includes many key pubic facilities, such as the Jose Flores Community Center and Ventura County Saticoy Branch Library, as well as Saticoy Park, site of a popular Boys & Girls Club. The historic Saticoy Depot, while currently under private ownership and used for building material sales, is a prime location for a future transit hub, and is identified in the current City of Ventura Community Plan for Saticoy as a potential location for a transit-oriented development project. Perhaps most importantly, Old Town Saticoy residents have deep, multi-generational roots that instill a sense of pride and commitment to their neighborhood.
A strategic update to the Saticoy Area Plan will help to vitalize the potential of the community, provide greater housing opportunities and incentives for further economic development, sustain or improve levels of alternative transportation use, encourage compact, mixed-use development, and provide a balanced mix of jobs and affordable housing opportunities within the Old Town Saticoy area. Old Town Saticoy could serve as a model for increasing prosperity while keeping private vehicle travel and greenhouse gas emissions in check.
